Have you caught wind of the latest news? π° The UK government has announced proposed changes to regulate holiday lets more stringently, focusing on balancing the interests of local communities with the benefits of tourism and the short-term rental market.
So, being a Landlord & a Holiday Let owner, I’ve been looking into the recent buzz about short-term holiday lets in England, and it’s quite intriguing. π€
What are holiday lets & what are the benefits?
Imagine this: homes becoming bustling spots for travellers, thanks to platforms like Airbnb and Booking.com. It’s like a mini-adventure for homeowners, turning their spaces into cosy retreats for guests from all over. π
Then, along came the pandemic, shaking things up even more. Suddenly, everyone’s seeking a getaway, and domestic travel is rising. But amidst the excitement, there are whispers of communities feeling a bit crowded out and concerns about housing availability. π
Now, here’s where things get interesting. We can’t just go around chucking people out of their homes to turn them into lucrative holiday lets. There needs to be a balance, a harmony between home lets and holiday lets. After all, it’s the locals who make our communities what they are. π β€
But let’s not forget about the need for revenue and economic growth. Bringing money into our areas supports jobs, feeds local businesses, and helps our communities thrive. Take seaside resorts, for example. Once run-down areas, they’re now thriving hubs of activity, thanks in part to investments like holiday lets. π°
That being said, with the recent rise in interest rates, some long-term landlords are feeling the squeeze. They need more revenue to cover higher mortgages. Sure, they could sell to a home buyer, but there are so many factors to consider. π
Ultimately, we need to build more houses. It’s as simple as that. Thriving communities, sustainable growth – it all starts with more homes. π‘
What are the proposed changes?
Here’s a summary of the key proposed changes:
Planning Permission Requirement
Owners wishing to convert their homes into short-term holiday lets in tourist hotspots will need to apply for planning permission. This move aims to give communities greater control over the number of holiday lets in their areas and address concerns over housing affordability and availability
Registration Scheme
Alongside planning permission requirements, a new registration scheme for short-term lets is proposed. This scheme seeks to gather data on the number and location of short-term lets to understand their impact on local communities better
Flexible Letting Options
The government is considering allowing homeowners to let out their homes for a specified number of nights per year without needing planning permission, with options being 30, 60, or 90 nights. This flexibility is aimed at supporting homeowners while maintaining housing availability for local residents
The new rules are designed to prevent the conversion of residential properties into holiday lets where it might exacerbate local housing shortages, particularly in tourist-heavy areas. Existing holiday lets will be categorised under a new planning use class, with new ones requiring planning permission only if local councils choose to enforce these regulations
These proposals are part of the government’s broader efforts to balance the economic benefits of tourism and short-term rentals with the needs of local communities. By introducing these regulations, the government hopes to ensure that tourism growth does not come at the expense of housing availability and affordability for local residents
